The Caretaker is responsible for the daily upkeep, maintenance, and resident support at Gabriola Strata Plan VIS 3114, a 71‑unit residential complex. This role ensures the property remains clean, safe, and well-maintained while fostering a respectful and responsive environment for residents.
KEY RESPONSIBILITIES:
Building Maintenance:
- Maintain common areas in good repair in accordance with the Caretaker Maintenance Schedule.
- Conduct bi-weekly inspections of exterior common property.
- Identify and report maintenance issues, deficiencies, or areas requiring attention to Council; address urgent issues (e.g., leaks) promptly.
- Perform minor repairs (e.g., painting, general maintenance).
- Maintain maintenance logs and escalate emergencies to the designated Council member.
Cleaning and Groundskeeping:
- Clean and sanitize shared spaces (elevators, lobbies, hallways, stairwells, spa area) per the Cleaning Schedule.
- Maintain exterior areas (walkways, roundabout, parking lot, grounds), including litter and spill removal.
- Ensure waste and recycling areas are clean and compliant.
- Keep equipment rooms and the Caretaker room organized and safe.
Resident Support:
- Respond promptly and courteously to resident inquiries related to common property.
- Assist with move-ins and move-outs (e.g., installing and removing elevator pads).
- Report clear bylaw and rule violations to Council in a timely manner.
- Address parking non-compliance and arrange towing when required.
- Update the entry-phone (intercom) system as needed.
Safety and Security:
- Ensure building access points are secure and functioning at all times.
- Liaise with emergency services when required.
- Ensure safety equipment inspections (e.g., AED, fire extinguishers) are completed and documented on schedule.
- Report safety concerns to Council promptly.
Administrative Support:
- Maintain WHMIS certification and ensure all chemicals comply with WHMIS requirements.
- Maintain the SDS (Safety Data Sheet) manual.
- Track inventory of cleaning and maintenance supplies.
- Follow WorkSafeBC safe lifting guidelines.
- Provide access and support to contractors and vendors.
- Maintain cleaning and maintenance documentation.
Additional Duties:
- Perform other tasks as directed by Council, including minor repairs and projects, and prioritize as needed beyond the weekly schedule.
QUALIFICATIONS:
- Experience in building maintenance or caretaking preferred.
- Basic knowledge of general property upkeep.
- WHMIS certification (or willingness to obtain).
- RFABC Pool Operator 1 certification (or willingness to obtain).
- Strong communication and interpersonal skills.
- Ability to work independently, manage time, and prioritize tasks.
- Ability to establish and adjust routines as needed (e.g., holidays, vacations).
- Physically capable of manual labour and safe lifting per WorkSafeBC guidelines.
WORKING CONDITIONS:
- Monday to Friday, 5 hours per day.
- May require on-call availability for emergencies.
- Exposure to chemicals and outdoor weather.
- Hourly wage: $30–$32.
