The Caretaker is responsible for the daily (Monday - Friday) upkeep, maintenance, and resident support at Gabriola Strata Plan VIS 3114, a 71‑unit residential complex. This role ensures the property remains clean, safe, and well-maintained while fostering a respectful and responsive environment for residents.
KEY RESPONSIBILITIES:
BUILDING MAINTENANCE:
- Maintain all common areas in good repair per the Caretaker Maintenance Schedule.
- Conduct Bi-weekly inspections of exterior common property (Mondays and Thursdays).
- While performing daily duties, note any areas requiring extra attention, repairs, deficiencies and report to Council. Address urgent issues (e.g., leaks).
- Perform minor repairs (e.g., plumbing, painting, general maintenance).
- Maintain logs of maintenance activities and escalate emergencies to the designated Council member.
CLEANING AND GROUNDSKEEPING:
- Clean and sanitize shared spaces including elevators, lobbies, hallways, stairwells, and spa area as per the Caretaker Cleaning Schedule. Maintain safe spa chemical balance.
- Maintain exterior areas (walkways, roundabout, parking lot, grounds) by promptly removing litter, cigarette butts, syringes and spills.
- Manage waste and recycling areas to ensure cleanliness and compliance.
- Organize, clean and maintain equipment rooms and the Caretaker room for safety and efficiency.
RESIDENT SUPPORT:
- Respond to resident inquiries and concerns related to common property courteously and promptly.
- Socializing or visiting with residents limited to before or after normal hours of work.
- Assist with move-ins and move-outs by installing elevator pads as needed, then with prompt removal and storage when no longer needed.
- Report any clear violation of strata rules and bylaws to Council in a timely manner.
- Advise residents, guests, and contractors to move their vehicles if observed parking in the roundabout incorrectly as per the bylaws and signage posted. Mid Island Towing can be called if non-compliant.
- If a new resident who is a tenant requests an entry-phone name change obtain a copy of the signed form K "Notice of Tenant's Responsibility'' from the Property Manager before making the change.
SAFETY AND SECURITY:
- Ensure building access points are secure and functioning properly at all times.
- Liaise with emergency services when necessary.
- Ensure inspections of safety equipment are completed and documented on schedule including AED (Automated External Defibrillator), fire extinguishers, etc.
- Promptly report any safety issues to Council.
ADMINISTRATIVE SUPPORT:
- Maintain WHMIS certification and ensure all chemicals used on common property comply with WHMIS requirements.
- Maintain the SDS (Safety Data Sheet) manual.
- Track and manage inventory of cleaning and maintenance supplies.
- Follow WSBC safe lifting guidelines as per Lifting & handling - WorkSafeBC https://www.worksafebc.com/en/health-safety/hazards-exposure/lifting-handling
- Assist contractors and vendors with building access and support.
- Support Council with documentation, including cleaning and maintenance logs as per the schedules.
ADDITIONAL TASKS:
- Perform other duties as directed by Council, such as minor painting, repairs, odd jobs efficiently and promptly prioritizing beyond your weekly worksheet.
- Council to provide instructions in writing and be informed via email once each task is completed.

QUALIFICATIONS:
- Experience in building maintenance or caretaking preferred.
- Basic knowledge of plumbing and general building upkeep.
- WHMIS certification required.
- Willing to obtain RFABC Pool Operator 1 certification.
- Strong communication and interpersonal skills.
- Ability to work independently, prioritize tasks and manage time effectively.
- Capable of establishing routine schedules and adjusting when needed due to statutory holidays and vacation.
- Physically able to perform manual labour and lift heavy items safely per WSBC guidelines.
WORKING CONDITIONS:
- May require on-call availability for emergencies.
- Exposure to cleaning chemicals and outdoor weather.
- Hourly wage: $30–$32.
