The Opportunity - Parc Residences
The Owners Strata Plan VIS5762 , is seeking a reliable and proactive Site Manager for Parc Residences. This role oversees the day-to-day operation, maintenance coordination and security of the building's common property. The successful contractor will be visible, approachable and organized, with the judgment to address routine operational matters and promptly escalate concerns requiring Council, property management or qualified trades.
Key Responsibilities:
- Inspect interior and exterior common property each morning and afternoon, document deficiencies and follow up on items requiring attention.
- Monitor the condition of lobbies, elevators, hallways, amenity spaces, stairwells, parkades, storage areas and exterior common property, and coordinate service where required.
- Identify and prioritize maintenance needs, obtain direction or quotations when required, and coordinate approved contractors and service providers.
- Complete minor operational tasks within the Site Manager's capability, such as replacing lamps, resetting systems after resolved warnings and making basic adjustments.
- Monitor building systems, mechanical rooms, fitness equipment, lighting, doors, gates and security conditions; troubleshoot basic issues and report work requiring a qualified contractor.
- Monitor the seasonal waterfall and pond system, identify operating concerns and coordinate approved maintenance or qualified contractors.
- Coordinate scheduled move-ins and move-outs, manage elevator pads, verify required paperwork and fees, update access fobs and the resident directory, and report damage or security concerns.
- Meet and provide access to contractors and trades, support scheduled maintenance and servicing, and assist with emergency access where required.
- Maintain accurate digital logs, maintenance schedules, key controls, records and inventory, and submit a monthly report at least 48 hours before each Council meeting.
- Attend monthly Strata Council meetings and present the key items from the building report.
What We Are Looking For:
- Experience in site management, building operations, facilities coordination, property management support or a similar role.
- Strong practical knowledge of building systems, contractor coordination, troubleshooting and preventative maintenance.
- Sound judgment in recognizing work that must be referred to licensed or certified contractors.
- Clear communication, dependable follow-through and comfort working with residents, Council members, property management and trades.
- Good organization and basic digital record-keeping skills, including the ability to maintain online task and inspection logs.
- Professional, friendly and discreet conduct, with a strong commitment to resident privacy and confidentiality.
- Availability during the regular weekday schedule, working Monday to Friday from 8:30 am to 5:00 pm, and the ability to respond promptly to urgent calls during working hours.
Contract Requirements:
- The successful applicant will provide services as an independent contractor.
- A cell phone is required for work-related communication.
- The contractor must maintain appropriate liability insurance and WorkSafeBC coverage throughout the contract.
- Building keys, access devices and security codes must be kept secure and confidential.
- Work beyond the regular scope or schedule requires prior approval. Purchases or expenses exceeding $100 require approval from the Strata Council.
- Reports to the Strata Council through the Property Manager.
